Description

The ocean is a just few steps from your door, and the 7 miles of sandy beach are beautiful year-round. The apartment has a full bath, a small but well-equipped kitchen, 2 bedrooms with queen beds and a small deck. The apartment was fully renovated in 2017.

You will need to bring your own sheets and towels. You can park your car in the driveway. It is possible for you to also rent another one-bedroom apartment, or a large house on the same lot. Great option if you plan to stay with friends or extended family, or require more space.

Union Ave is a quiet road with beautiful beach houses and the surf school. A great deli and many other shops and restaurants are around the corner, and it is a 10-minute walk to the pier. The quaint village of Ocean Park, with its ice cream parlor, shuffle boards and tennis courts, is also a short stroll. It is a 20-minute drive to Portland, with its many restaurants, art and culture and the mall. You can walk to the Amtrak station where the Downeaster stops regularly from mid-May to September, and head to Portland, Freeport or Boston. The train stops year-round at the Amtrak station in Saco, which is a 10-minute drive from the house. In the off-season, you can enjoy the peace and quiet of Old Orchard Beach and its beautiful coastline.

RENTAL POLICY

-SATURDAY CHECK-IN
-Check-ins are welcome after 3:00 pm. We will provide you with directions and phone numbers in case of emergencies. We will be available to deliver your keys and a walk-through of your rental to answer any questions and help you settle in.

-SATURDAY CHECK-OUT
-We will arrive at 10:00 am to inspect and clean the property on Saturday morning. Preparing for incoming guests takes considerable effort that we personally attend to so we ask that you adhere strictly to the 10:00 am checkout.

-GENERAL PROPERTY CLEANING
-We personally clean the property prior to your arrival and make every effort to ensure you have a great vacation. We ask that you leave the property in the same condition as it was when you arrived. We have provided some general cleaning products under the kitchen sink and a vacuum and broom in the closet for your convenience (A cleaning fee will be accessed from security deposit if cottage is not left in same condition).

-AMENITIES
-We make every effort to provide you with all of the comforts of home. Each property has a Coffee Maker, Microwave, Dishwasher, Washer/Dryer, Iron and Ironing Board, Radio, LCD TV, Cable TV, Wireless Internet, DVD Player, Picnic Table, pillows, blankets and mattress pads. Each property has other unique amenities as well. Please see the property page or contact us for more details.
-The following items are NOT provided: Linens, Towels, Plastic Ware, Paper Goods, Soap, Shampoo, Toilet Paper, Tissues, etc. (Linens and towels are available for an additional fee)

-TRASH
-Please recycle as much as possible. There are two large trash cans in the side of the cottage that should be used for household garbage. Black Bags (trash only) left outside of the cans will likely get attacked by the local wildlife. Should you run out of space please call us.Trash goes out to curb Monday night for early Tuesday pickup!
Returnables: Maine does have a returnable deposit on most bottles and cans. Please Put all bottles and cans in our Green Clynk Bags for us to remove for donation or take them when you leave.

-LAUNDRY FACILITIES
-All of our homes are equipped with a washer and dryer as well as an ironing board and iron.

-PROPERTY BOUNDARIES
-We ask that all of our guests respect the privacy of our neighbors by being mindful our our property boundaries. Guests must understand the limitations on occupancy and agree to abide by such limitations. If not, you will be asked to leave with no refund. Any complaints will be dealt with on an individual basis. Please be aware that Old Orchard Beach has strict late night noise ordinances that are enforced.

-SMOKING
-All of our properties are smoke-free. We do not allow smoking inside the cottages and ask that if you smoke on the property please dispose of your cigarettes properly. A cleaning fee will be assessed from security deposit if cottage is found to have been smoked in.

-PETS
-Pets are not allowed in our vacation homes (unless there are special arrangements set up). Special considerations are given to those with service animals.

-PARKING
-Yes, all of our properties have off-street parking.

-ASSOCIATED RENTAL FEES
-All rentals are subject to a required Maine State Lodging Tax of 9% to be paid by tenant per State of Maine.

Terms and conditions

TERMS & CONDITIONS

-All of our properties have a set number of guests they can comfortably sleep (Stated in Agreement).
-Please do not have more sleeping over unless other arrangements have been approved.
-Check-in is at 3:00 pm and check-out is at 10:00 am unless other arrangements have been made.
-Please leave premises clean and dishes washed.
-No alterations inside or outside without owners consent.
-ABSOLUTELY NO PETS unless otherwise stated in agreement.
-PLEASE NO SMOKING INSIDE AND PLEASE DO NOT DISPOSE OF BUTTS IN OR AROUND THE PREMISES.
-All of our rentals have clear property boundaries (Stated in Agreement) - Please respect our neighbor’s privacy.
-Please dispose of trash in the trash cans.
-If any appliances should break during your stay, please notify Rich at 207-632-5666 so he may replace it for the next renters.
-Please leave the trash in trash bins, we will dispose of the trash at the end of your stay.
-At the end of your stay, please lock the doors and leave the keys on the counter.
